Michelle and Rosa work closely with their sellers, listening to their wants and needs and providing professional advice on market conditions, marketing, advertising, staging, property positioning, contract and transaction management. 
Pricing Your Property
They will provide all the pertinent information regarding recent sales in the neighborhood, current competing listings, and the most current market trends. After reviewing the data, you will, together with Michelle and Rosa, establish a listing price and discuss what a realistic selling price might be. REMEMBER: the market determines what your property will ultimately sell for (either higher or lower than the asking price). You will receive weekly feedback and data to make sure you have the information you need to make the best pricing decisions. 
Listing Preparation
Once the necessary listing contract paperwork and seller’s disclosures have been completed, Michelle and Rosa will manage and oversee the completion of the listing preparation including staging, photography, videography, content writing for ads, digital media, public relations and marketing. Once this process is completed, the property is ready for the launch into the marketplace.

Negotiating To An Accepted Offer
With strong negotiating techniques and in-depth knowledge of the market, Michelle and Rosa will be the conduit to successfully assisting you in reaching an agreed upon price and terms for your property. They will pre-screen the financial status of the prospective buyer to qualify and close.
Executing The Sale Contract
Once there is an executed sales contract their Group manages the escrow process and timing to ensure a smooth and timely closing. 
Working closely with the escrow and title teams, the property will transfer title and close allowing you, the seller, the opportunity to move on to your next chapter!
Determine Your Budget
How much do you want to spend? How much can you afford? Consulting with a Mortgage Broker will help you determine the price you can spend on a property. In addition, you will want to have your mortgage broker get you pre-approved for a loan and you will want a pre-approval letter that can be used when submitting an offer demonstrating that you are a qualified, serious buyer.

Create A Search In Collections

Negotiating on the property and getting an accepted offer is strategic. Negotiability varies from property to property, depending mostly on market conditions. An accepted offer with a fully executed contract allows you to open escrow and begin the inspection process. Once inspections are done, should there be any discoveries that the seller may be requested to pay for there is a secondary negotiation step that will occur with a request for repair prior to you removing contingencies. 
Signing The Contract
Once both the sellers and the buyers sign the contract, escrow is opened and the buyer will deposit 3% of the purchase price into escrow as good faith money and the escrow process will begin. Contingencies and inspections take place within 17 days of acceptance and can include: a physical inspection of the property, a wood destroying pest inspection of the property, plumbing and electrical inspections if needed, pool/spa inspection, an appraisal of the property for the lender if you are seeking financing on the property with a mortgage.
Once you have opened escrow, your lender will begin the final stages of preparing and underwriting your mortgage application. It is important to act quickly with your lender to provide the lender with documentation for the underwriter review. 
Schedule The Closing
Michelle and Rosa will work with the seller’s agent, your lender, the escrow and title companies to coordinate an ontime closing based on the contract terms. 
At the closing, the buyer pays the additional down payment, bank fees, taxes, etc and signs various documents to transfer ownership of the property. The process ends with handshakes, congratulations, and keys to your new home!
